Our mission is to donate $50,000 each year to support our children and local educators! We donate $500 to a participating school for EVERY closing of a home - either bought or sold.
Over $230,000 donated to local schools since 2018!
EF2 Realty Team with Keller Williams Realty Partners are official partners in education with Cherokee County, Cobb County and Marietta City Schools. We are also members of Cherokee County Chamber of Commerce and Cobb County Chamber of Commerce.

Our Story
Bruce Swanson and Richie Carnes have joined forces through the Education First Fund realty team (EF2) to support local children and educators through school donations. Bruce is a 20-year top producing real estate agent. Dr. Richie Carnes is realtor, born and raised in Cherokee County, with a 30-year career in education in the Cherokee County school system.
EF2 makes a $500 donation at the time of closing on a single home to any EF2 participating elementary school, middle school and high school. Our clients select which participating school receives our donation.
We designed this program to help alleviate the day to day struggles and supply demands at our local schools. We believe in sacrificing a little bit of our business to make a big impact in our local community.

Richie Carnes
REALTOR
Richie joined the EF2 Realty Team in 2024 after a long career in education, including serving as the principal for Creekland Middle School. Born and raised in Cherokee County, Dr. Richard (Richie) Carnes has been in the education field for 30 years.
Dr. Carnes earned a master’s degree in foundations of education from Troy State University (2003), and he earned a master’s degree in education leadership from Georgia College and State University (2008). In 2011, he received his Doctor of Education in Educational Leadership from Nova Southeastern University.
